An online valuation will give you an instant approximate value of your home depending on the answers you provide in the questionnaire. However, this is not completely accurate, due to multiple factors that we can only take into account once one of our experts visits your home, for example a recently refitted kitchen. To get an accurate valuation please request an expert in-person valuation.
An expert valuation is an in-person appointment with one of our local experts. On the appraisal, we will ask you to show us around the property, update you on market conditions and the prices of comparable properties. Then we will recommend a marketing price, strategy and timings.
Typically, a market appraisal will last approximately one hour. However, this can vary depending on the size and complexity of the property.
You will need a valuation if you are thinking about selling or letting, or want to know the development potential of your home or piece of land. You may simply be looking for an update on the value of your property following a refurbishment or extension. Whatever the scenario, we are happy to provide a valuation free of charge, with no obligation.
When you book a market appraisal, as part of our due diligence, we will ask for some background information about the property and your plans.

Whilst we have expert local knowledge of the property market, we will always carry out in-depth preliminary research prior to our visit to ensure the advice we offer is fully considered and up to date.

On the appraisal day, we will ask you to show us around the property and then we will discuss the market conditions.

We will provide our recommendations on the marketing price, strategy, and timings. If you have further property requirements we will discuss how we may assist with any related service that you may require.
We provide written confirmation of our advice and, if you wish to proceed with the marketing of your property, then we will guide you through the next steps. We will also arrange for the property to be measured and photographed for marketing purposes. If you need mortgage advice, we will introduce you to our trusted partners.
