A guide to renting in London

Thinking of moving to London? The process of finding a property to rent can feel overwhelming, but our guide will tell you all you need to know about renting in the capital.

Before you start looking it is important to clarify your needs and priorities. How much space do you need? How many bedrooms and bathrooms? What’s your budget? Do you want a flat or a house? Do you need an unfurnished or furnished property? When you have a clear idea of what you’re looking for, it’s time to choose an area to live.

Choosing an area

London contains 32 boroughs, and each one has a very different feel, like small cities themselves. With so many options, it can be difficult to decide which area to choose. 

North of the river, Shoreditch is a buzzing location with bars, vintage shops, and restaurants galore. Muswell Hill is a quaint leafy suburb with a community feel, perfect for young families and professionals. In South London, Crystal Palace is welcoming a new generation of young professionals, and offers fantastic views across London. Battersea is a short commute with plenty of green space nearby. Depending on your lifestyle, one area may stand out to you. Whether you're looking for a quiet family neighbourhood, or bustling nightlife, London has it all. 

Our research shows that rental price in London has grown faster than anywhere else in the UK, rising 12.1% over the last 12 months. The average monthly rent in London is now above £2,000 for the first time ever, and the average for inner London sits at £2,675 per month. Choosing an up-and-coming area, or one in the outer London boroughs can save a lot on monthly rent. Also, be open to the suburbs surrounding your ideal location. If you have your heart set on Clapham, consider nearby Tooting or Streatham to reduce your rental price. The search process

In London, lettings properties move very quickly, and there is likely to be a lot of competition. We recommend getting in touch with a local lettings agent who can contact you when a suitable property comes onto the market. Rentals are generally advertised about one month prior to move in. If the timing doesn’t quite line up on your dream rental, consider a short let to fill the gap.

To make sure you don’t miss your dream property, it's good to be prepared. Make sure you have some original ID such as a birth certificate, driving license or passport, and a proof of address, which can be found on a bank statement or utility bill. You will also need proof of employment and earnings, showing that you are making at least 2-3 times the rent, or provide a guarantor.
