About this property

Situated in a wonderfully central position on the corner of Little Minster Street, this charming, picture-box cottage benefits from direct Cathedral views, gated off road parking and a separate double garage with large storage room offering options for a variety of uses.

This Grade II listed property is built on the site of a Roman Villa, which is believed to date from 280 A.D. Later, a Saxon house built in the late 9th century existed on the site.

From the 12th century to the Reformation, the site was occupied by the Winchester High School. The property belonged to the Cathedral Priory and was later let to the schoolmasters. Its role as a school ended in 1535.

In 1649, the property existed as a single house and was a timber structure, the remains of which are understood to form part of the present building. The main part of the present dwelling was built around 1665 and is a rare example of this type of late 17th century house.

It is interesting to reflect that any observer at the front of the house would have seen through the centuries many famous and important people, including Monarchs, Heads of State and numerous dignitaries.

This truly stunning, double fronted cottage occupies a delightfully convenient location on the corner of Little Minster Street and within moments of all the amenities and facilities of central Winchester.

The beautiful façade features windows formed around a central entrance porch and the main entrance to the property.

The ground floor accommodation comprises a sitting room and dining hall, both of which offer feature fireplaces and direct views of the Cathedral to the front aspect. The kitchen/breakfast room is set at the back of the cottage with windows looking out onto the pretty street scene to one side and the small garden terrace to the other. The garden terrace can also be accessed from a rear access door. Further rooms to this level include a study/snug room and a cloakroom.

The bedrooms are evenly divided across the first and second floors with the main bedroom benefitting from en-suite facilities and the remaining rooms being served by a family bathroom. The bedrooms to the front aspect enjoy stunning elevated views across the local surrounds to the Cathedral.

Outside
A rear entrance gate off Minster Lane opens onto a brick paved driveway providing off road parking for multiple vehicles and access to a separate double garage, both an extremely rare commodity for central Winchester.

The garage occupies the ground floor of an attractive, two storey, red brick outbuilding built in replacement of what was formerly a Quaker meeting house.

An internal staircase from the garage area leads to a large first floor space offering options for numerous uses, including that of an annexe or home office (Subject to the relevant consents being granted).

Set to the other side of the driveway is the small terrace garden.

Situation
The property is extremely well placed being in the centre of this historic city with its numerous and comprehensive amenities including excellent cultural, educational and leisure facilities. The 11th century Cathedral, a magnificent building, can be viewed from the rooms to the front aspect of the property.

The railway station offers access to London Waterloo with travelling times of approximately 1 hour. The M3, A34, A303 and M27 road networks are also easily accessible.

Schools in Winchester are among the finest, with a wide variety of state and private schools in the area including Pilgrims & Winchester College a short walk away, Twyford School, Peter Symonds VI Form College and St. Swithun's School about two miles away.
