Hamptons experts were joined by representatives from its affiliate partner in Cyprus, Pafilia, one of Cyprus’ leading property developers, to offer guidance and information to prospective purchasers on buying property, navigating entry requirements, and understanding the tax advantages available to new residents and investors on the island.
Cyprus has become one of Europe’s most attractive destinations for both tourism and long-term investment from the UK. Official data from Hamptons and CYSTAT shows that Cyprus welcomed 4.53m tourists in 2025, with UK visitors accounting for 1.44m - around 32% of all arrivals.
It is estimated that currently around 60,000 Brits reside in Cyprus, with Pafilia noting a rise in interest not just as a holiday destination but as a place to live, work and invest. This growing demand can be attributed to the island’s sunny climate, high quality healthcare facilities, favourable tax incentives, and its appealing residency programme.
Cyprus’s residency programme offers non-EU nationals permanent residency within six months with a single real estate investment of €300,000 plus VAT – this applies to the investor and their family, and permits have no expiry date.
Leal Ignatius, Director of International at Hamptons says: “British demand for Cyprus is growing. With more Brits investing and relocating to the Island, we wanted to offer prospective buyers in the UK a chance to hear from, and speak to, our experts from Cyprus and get all the information they need. Despite recent Middle East tensions that have touched the region, British demand for Cyprus has remained the same. The island continues to be viewed as a safe and stable destination, and that perception has not shifted – a sentiment that was echoed in the room on the day.
Those who attended the event - whether relocating, investing, or purchasing second homes - were primarily interested in the Cypriot residency programme, with younger families also asking about education and school options. There was also curiosity around the properties available and which locations stood out as the best places to live and invest.
Cyprus has a unique appeal that blends lifestyle and investment opportunity, and we are delighted to be able to connect interested buyers with on-the-ground expertise. The response has been fantastic, and we expect interest to continue rising throughout the year.”
The event kicked off with presentations from Hamptons’ Director of International, Leal Ignatius, and Barry Winter, Director of Sales and Business Development at Pafilia, giving prospective buyers at the event a comprehensive overview of living and investing in Cyprus, with an in depth look at the developments Pafilia has to offer – ranging from £300,000 investment properties to luxury homes in the exclusive Minthis Resort in Paphos.
Barry Winter, Director of Sales and Business Development at Pafilia says: “Cyprus has long been a top choice destination for UK relocators, and with interest from British buyers continuing to grow, we wanted to provide clear, expert guidance for those considering a move. Having been part of Cyprus’s evolution for nearly 50 years, our team has witnessed the island’s transformation first hand, and we are uniquely positioned to offer informed insights, practical advice, and access to a diverse portfolio of high quality developments. New builds are high up on the agenda of those looking to buy in Cyprus – due to the ease and familiarity of a contemporary development.”
