Are you eligible?

To use Your First Home, buyers will need to:

- Be a first-time buyer

- Purchase an eligible new-build home in England

- Buy within the relevant local property price cap

- Use the property as their main home

- Have a total annual household income of £110,000 or less outside London, or £140,000 or less within London

- Be able to obtain a mortgage from a participating lender

*Full eligibility rules will be published before applications open.

How it works

Eligible first-time buyers will be able to purchase a new-build home with a deposit of at least 2.5% of the purchase price, helping to reduce one of the biggest upfront barriers to homeownership.
The Government equity loan will cover 20% of the purchase price, reducing the amount buyers need to fund through their deposit and mortgage.
No interest will be charged on the equity loan during the first five years. From year six, interest will apply, starting at 1.5% in year six and 3% from year seven under the published scheme guidance.
The scheme is designed for first-time buyers purchasing a new-build home in England who would struggle to buy without assistance.
Your First Home will support eligible new-build properties offered by developers participating in the scheme. Property price caps will apply according to location, including separate caps for inner and outer London.
Pre-registration opens before the end of 2026. Applications are expected to open in February 2027. Further details, including participating developers and lenders and full eligibility rules, will be published before applications open.
