Why move to Muswell Hill?

Muswell Hill, N10 is a quaint leafy suburb of North London and has been home to young families and professionals for many years. It is located in the borough of Haringey nestled between Highgate, Hampstead Garden Suburb, East Finchley and Crouch End. It is has a friendly community feel and is full of elegant Victorian and Edwardian homes as well as new build apartments and is a great option for both renting and buying.

Muswell Hill has grown in popularity over the last twenty years, with those looking to both live and work in the London area whilst being surrounded by green open spaces for weekend walks.

Muswell Hill is just under six miles from the City of London and caters well to the family market with an abundance of larger properties. The Broadway has a lovely village atmosphere, with an enviable selection of local amenities on your doorstep and a vibrant café culture.

A little bit of history

Muswell Hill was named after the 12th century discovery of a local stream. The ‘Mossy Well’ was believed to have miraculous, healing properties.

It was not until the end of the 19th century that Muswell Hill began to be developed more densely from a collection of country houses to the London village that it is today. The development was initiated by the opening in 1873 of Alexandra Palace, intended as the counterpart to the Crystal Palace on Sydenham Hill in south London.

Architecture and Property

Much of the area’s property development took place between 1896 and 1914 and was carried out by James Edmondson and William J Collins, giving it one of the most cohesive architectural styles in London. They were dedicated to building houses with high quality materials in a unified style, hence the dominance of attractive red brick Edwardian homes. Much of Muswell Hill is now designated as a conservation area, and it has retained its period character.

Elegant Edwardian retail parades were also constructed. The shopping centre is based on four main roads: Fortis Green Road, Muswell Hill Broadway and the extension of the Broadway into Colney Hatch Lane.

Alongside Edwardian properties, there are also some 1920’s and 1930’s houses as well as Victorian houses.

Shopping and Amenities

Muswell Hill has a good mix of shops, cafes and restaurants both independent and national chains. From essentials such as opticians, pharmacists (Boots), post office and supermarkets  (Sainsbury’s, Waitrose and M&S) to more specialist shops like Planet Organic and local favourite, Hampstead Butcher and Providore, which has a branch here and also sells cheese and charcuterie.

Residents are also spoilt for choice with a good selection of clothing and gift shops, such as Whistles, White Stuff, Oliver Bonas and Sweaty Betty.

Going Out

The Restaurant scene in Muswell Hill is lively, including staples like Bills, Cote Brasserie and Franco Manca alongside local eateries such as Toffs and many more.

There are a good selection of pubs such as The Clissold Arms, The Mossy Well, Victoria Stakes and Maid of Muswell.

Muswell Hill is also home to local stalwart, The Everyman Cinema. A beautiful art deco building where you can watch the latest releases in glamorous style.

Green Space

If you’re in need of open space, there are some great parks on offer including Alexandra Park which boasts 196 acres of parkland, a boating lake, skate park, various playgrounds and all year round ice skating at Alexandra Palace. There is also the more modest Cherry Tree Park and impressive Highgate Wood which has arguably one of the best children’s playgrounds and an excellent café in the park.

In terms of schooling, Muswell Hill boasts some great primary and secondary schools and is home to Tetherdown, Our Lady of Muswell Catholic Primary School, Rhodes Avenue Primary School, Coldfall Primary School, Muswell Hill Primary School, and St James C of E Primary, with the major state secondary schools being Fortismere and Alexandra Park School. Locals have their pick of several private schools, including Norfolk House, Highgate School and Channing School for girls.

Whilst Muswell Hill doesn’t have its own tube station, nearby tube stations include Bounds Green, East Finchley, Finsbury Park, Highgate and Turnpike Lane. Overground train services run from Alexandra Palace, Hornsey and Finsbury Park to destinations such as Moorgate, Enfield and Welwyn Garden City.

What our customers think

I imagine that there are always a few problems that arise during the course of a property sale. We encountered a number of these in our recent transaction. In part this was because we were not geographically close to the property to be sold, and in addition we were resident in a different legal jurisdiction. I can't think how we would have coped without the assistance of the staff at Hamptons, and in particular Natalie and Abi who acted for us. We were able to deal with all the difficulties with their assistance. They were at all time amiable, pleasant and cheerful. but at the same time professional, knowledgeable and capable, Furthermore, and most usefully for us, they visited the property and facilitated surveys when we were not able to do so. Many thanks to all at Hamptons, Muswell Hill. Monica

Richard Shone May 2024

We are very impressed with the level of service during the buying process. Abi and Natalie were super professional, dedicated and incredibly helpful. They provided an excellent support and put a lot of extra effort ensuring the sale went smoothly. Wonderful team! We cannot be thankful enough.

Sylvia Gumienik May 2024

We have just rented out our property for the first time through an agent. Poppy McNicholas at Hamptons has been excellent throughout: detail orientated, efficient, friendly, prompt at replying to all our queries and a pleasure to deal with. She went out of her way to be helpful at every point. Thank you Poppy.
