Terms and Conditions for the Hamptons 50% Off First Month’s Rent Offer
1. The 50% off first month’s rent offer (the “Discount Promotion”) is offered by Hamptons, a trading name of Countrywide Estate Agents Limited, whose registered number is 00789476 and whose registered address is Cumbria House, 16-20 Hockliffe Street, Leighton Buzzard, Bedfordshire, LU7 1GN (the “Promoter”).
2. The Promotion is available to eligible customers only. An eligible customer is a customer who:
a. is aged 18 years or over (proof of age and identity may be required); and
b. is a tenant who enters into a tenancy agreement with a “Participating Landlord” (meaning a limited selection of landlords that are clients of the Promoter) via the Promoter for a “Participating Property” (meaning a property for let that is owned by a Participating Landlord);
together the “Eligible Customer”.
An Eligible Customer excludes employees of the Promoter, their families, associates and any other persons who are in any way connected to the Promoter and/or the Discount Promotion.
3. The Discount Promotion is available on selected Participating Properties only, subject to availability, contract, and the Participating Landlord’s discretion. Your local Hamptons branch will provide you with a list of Participating Properties that the Discount Promotion is available for.
4. The Participating Landlords are offering the Discount Promotion to Eligible Customers who sign a tenancy agreement to move into a Participating Property during the period between 00:00 hrs (GMT) on 28 November 2025 and 23:59 hrs (GMT) on 31 December 2025 (inclusive) (the “Promotional Period”). The Eligible Customer must move into the Participating Property by 31st December 2025 in order to receive the Discount Promotion. An Eligible Customer that moves into a Participating Property outside of these dates and times will not be valid for the Discount Promotion. The Discount Promotion will terminate automatically at 23:59 hrs (GMT) on 31 December 2025.
5. The Discount Promotion will apply to the first month’s rent in respect of a tenancy agreement that commences during the Promotional Period only (a “Relevant Agreement”), normally payable by the Eligible Customer. The Discount Promotion will be applied to the first month’s rent for a Participating Property that falls due after signature of the Relevant Agreement, with full rent fees due monthly thereafter at the rates specified in the Relevant Agreement.
6. For the avoidance of doubt, the Eligible Customer’s first instalment of rent under a Relevant Agreement shall be reduced by 50% of the agreed monthly rent for the first month of the Relevant Agreement only. For example, should the Eligible Customer enter into a Relevant Agreement to claim the Discount Promotion on a Participating Property with a rental value of £1,500pcm, the first month’s rent payable by the Eligible Customer shall be £750. Thereafter, the Eligible Customer shall pay the full monthly rental value of £1,500pcm as set out in the Relevant Agreement.
7. In addition to the above, the Discount Promotion is subject to the following conditions:
• an offer by an Eligible Customer to let a Participating Property is accepted by a Participating Landlord prior to the expiry of the Promotional Period;
• a Relevant Agreement is signed by both the Eligible Customer and the Participating Landlord;
• no later than the commencement of the Relevant Agreement, the Promoter will need to be in receipt of the payments for the deposit and the first month’s rent (with the Discount Promotion applied) from the Eligible Customer, as well as the payment for the administration charges that are to be paid by the Participating Landlord. For the avoidance of doubt, these payments must be made prior to the Eligible Customer moving into the Participating Property;
• the tenant moving into the Participating Property during the Promotional Period.
• The terms of this Discount Promotion shall vary the terms of our Charges and Information for Tenants (the “CIT”) where appropriate. In the event of any conflict between this Discount Promotion and the CIT, the terms of this Discount Promotion shall prevail.
8. The Discount Promotion is non-transferable, non-exchangeable and no cash alternative (whether in part or whole) is offered. The Promoter reserves the right to offer an alternative promotion of equal or higher value if circumstances beyond the Promoter’s control make it necessary to do so.
9. The Promoter’s decision on the Discount Promotion shall be final and binding. The Eligible Customer shall always be at the Promoter’s discretion.
10. In the event of unforeseen circumstances, the Promoter reserves the right to hold void, cancel, suspend, or amend the Discount Promotion at any time without notice where it becomes necessary to do so. For the avoidance of doubt this includes the right to amend these Terms and Conditions. Properties that have already been instructed prior to the Promotional Period are not included within the Promotion.
11. Events may occur that render the Discount Promotion and applying the Discount Promotion impossible due to reasons beyond the control of the Promoter and accordingly the Promoter may at its absolute discretion vary or amend the Discount Promotion and the entrant agrees that no liability shall attach to the Promoter as a result thereof.
12. The Discount Promotion cannot be used in conjunction with any other offer or discount.

14. By claiming the Discount Promotion you accept and agree to be bound by these Terms and Conditions. The Promoter reserves the right to refuse to apply the Discount Promotion in the event of any fraud, dishonesty, breach of these Terms and Conditions or non-entitlement by you, and may seek to recover the value of the Discount Promotion from you if the Discount Promotion has already been awarded.
15. In the event of a conflict or contradiction between these Terms and Conditions, any promotional material and any correspondence or any other document relating to the Discount Promotion, these Terms and Conditions will prevail.
16. These Terms and Conditions shall be governed by the laws of England and Wales and the Courts of England and Wales shall have exclusive jurisdiction.
