Strong buyer demand drive a lively start to the year
The year has started at pace, with far more movement than many were expecting. At Hamptons, we're seeing a healthy flow of new homes coming to market across all price points, matched by strong demand from both fresh buyers and those who were waiting to see what the Autumn Budget might bring. With mortgage rates now at their lowest since the mini-budget back in 2022, it’s no surprise that activity across the network has picked up sharply.
Some long-standing listings are now finding buyers too, provided they’ve been priced sensibly - that hasn’t changed. And while we haven’t yet seen the price rises that some headlines are hinting at (yet), we are seeing more competitive bidding. Buyers who were previously just browsing now seem far more committed, and competition is building week by week.

Executive relocations drive new year rental demand
The year has also begun with a noticeable lift in tenant enquiries, particularly from those relocating for work. Following a sharp rise in employment‑led moves last year — with tenancies created through executive searches up 62% year on year in 2025 — this momentum has carried into 2026.
The first two weeks of January saw a record level of executive search activity, with demand strongest for smaller one‑ and two‑bedroom homes across London. This reflects a continued preference among relocating professionals for well‑located, flexible accommodation as they settle into new roles.
As we move towards the summer months, demand is expected to broaden to larger family homes as executives relocate with partners and children. For homeowners considering a downsize this year, this could present an opportunity to generate rental income from their property, either as an alternative to selling or as a first step ahead of a future sale.
Looking ahead, both landlords and tenants are turning their attention to the implementation of the Renters' Rights Act in May.
