In person Viewings and Valuations

Our response following the Government's announcement

The Government has announced that people living in England who wish to move house can now do so and in person viewings and valuations can take place with clear safety guidelines published here. See full details of the official government guidelines.

Hamptons will be adhering strictly to these guidelines and have put in place plans to ensure the safety of our staff, clients and suppliers.

We now have staff working in our offices across the Hamptons network, however, our offices are not open to the public and we will not be allowing visitors in for the time being. Should you wish to arrange an appointment, please contact your local branch via the usual channels of email or telephone. You can locate your nearest branch.

In the first instance, and where possible, all viewings and valuations will be carried out virtually via video or over the phone. However, if your initial viewing and valuation leads you to want an in person meeting we will be taking the below steps to ensure the safety of both our employees and our customers:

Prospective tenant or buyer when viewing a property

  1. There should be a maximum of two people present for any booked viewing.
  2. We will not be able to carry out an in person viewing with anyone under the age of 18.
  3. Please make your own way to the property and try to avoid public transport, at this time we are unable to offer transport.
  4. For the duration of the viewing we request that you respect social distancing measures and remain two meters from your Estate Agent at all times.
  5. Our staff will be wearing PPE including masks and gloves for the viewing. They will remove their shoes upon arrival. Please do the same or use shoe coverings. If possible, please carry hand sanitiser and use before, during and after the appointment. The host will provide soap and a hand towel if necessary and replace after use.
  6. Can we politely ask that you do not touch anything at all during the appointment, and allow your agent to guide you through the appointment to protect the safety and well-being of all concerned.
  7. We politely ask that you wear a mask, when talking to us and throughout appointments.
  8. We will try to limit viewings to a reasonable time (around 15-20 minutes, but this may vary in accordance to the size of the property).
  9. You might notice that your Estate Agent isn’t dressed as they normally would be, we have asked our staff to wear smart machine washable clothes rather than items that would need dry cleaning. This is to ensure clothing items will not be worn more than once before being washed.

Vendors and Landlords for a valuation

  1. Prior to your market appraisal please clean any surfaces that your Estate Agent might touch eg. Doors and French window handles, kitchen appliance handles etc. We will try however not to touch anything while at your property.
  2. We request that all internal doors of your property are left open, this will help with ventilation and limit contact with surfaces.
  3. The property should be well ventilated with fresh air prior to our visit.
  4. For the duration of your market appraisal all pets should be contained and not free to roam.
  5. Where possible anyone under the age of 18 should vacate the property whilst we are carrying out the market appraisal.
  6. We request that you respect social distancing measures at all times and remain two meters from your Estate Agent when an in-person meeting is being carried out.
  7. When we arrive at the property in order to comply with social distancing measures your Estate Agent will not be able to shake your hand.
  8. Our staff will be wearing PPE including masks and gloves whilst they carry out your market appraisal. They will remove their shoes upon arrival.
  9. We politely ask that you wear a mask, when talking to us and throughout appointments.
  10. Your Estate Agent will carry hand sanitiser but please make available soap and a hand towel (to be replaced if used).
  11. If you remain in the property whilst the market appraisal is taking place we request that you also wear a mask if possible.
  12. You might notice that your Estate Agent isn’t dressed quite as they normally would be, we have asked our staff to wear smart machine washable clothes rather than items that would need dry cleaning. This will ensure clothing items will not be worn more than once before being washed.
  13. We will politely decline any offers of refreshments.

Property occupiers before a viewing

  1. Prior to the visit please clean any surfaces that the Estate Agent might touch eg. Doors and French window handles, kitchen appliance handles etc. We will try however not to touch anything while at the property.
  2. We request that all internal doors of your property are left open, this will help with ventilation and limit contact with surfaces.
  3. The property should be well ventilated with fresh air prior to our visit.
  4. For the duration of the visit all pets should be contained and not free to roam.
  5. Whilst the visit is conducted you will be asked to vacate the property where possible e.g. go for a walk/sit in the garden or remain in another room.
  6. If your property is vacant and has been for more than 72 hours the above may not apply. Please seek clarification from your Hamptons contact.
  7. Our staff will be wearing PPE including masks and gloves whilst they carry out the viewing. They will remove their shoes upon arrival.
  8. Your Estate Agent will carry hand sanitiser but please make available soap and a hand towel (to be replaced if used).
  9. We will request that potential buyers/tenants also wear a mask if possible.
  10. You might notice that your Estate Agent isn’t dressed quite as they normally would be, we have asked our staff to wear smart machine washable clothes rather than items that would need dry cleaning. This will ensure clothing items will not be worn more than once before being washed.
  11. We will respect social distancing measures at all times and remain two meters away from anyone present.

Visiting a Hamptons branch

  1. Please do not visit a Hamptons branch without making an appointment in advance.
  2. Please arrive at the correct appointment time, and allow us to direct you to a seat. We are operating a one-in and one-out customer policy across our network at present.
  3. Please only attend if you are the person that we need to meet with. Please refrain from bringing family and friends with you if possible.
  4. Please can you sanitise your hands on arrival, and refrain from touching surfaces inside the branch unnecessarily.
  5. Please can you wear a face mask when visiting us in-branch.
  6. Our staff will be wearing PPE including masks and gloves whilst they carry out your appointment.
  7. We politely ask that you wear a mask, when talking to us and throughout appointments.
  8. We request that you respect social distancing measures at all times and remain two meters from your Estate Agent when an in person meeting is being carried out.

Please make us aware

If you or a member of your household fall into any of the below categories we may not be able to carry out or may have to rearrange an in person meeting. Please make your Hamptons contact aware if:

  • You or a member of the household fall into the ‘vulnerable category’.
  • You or a member of your household are displaying any symptoms or Covid-19.
  • You or a member of your household has been in contact with anyone or visited any place that could have exposed you to Covid-19.
