EQUESTRIAN - There are 20 stables in all, 16 of which are housed in the American Barn with the remaining number in a detached block of four. The stables within the American Barn are of varying size, with 10 regular and six larger bays, with eight of the stables enjoying dual access. The stable fixtures and fittings are Loddon, a world-leading equine facilities manufacturer, and feature hay and swivel-feed mangers. There are feed preparation, tack room and wash-down areas and the stables have automatic waterers, and of note all water pipes have an electric trace heating system to prevent freezing. The lunging pen is directly adjacent to both stable blocks and presents in good order. Within the American Barn is the stud office with staff room, shower facilities and a laundry. We further note that attached to the block of four is a large lock-up store room. There are two further barns - one for storage and a second one for extra open stabling if necessary.
The staff cottage is a two bedroom detached property adjacent to the yard with LPG heating and comprises a generous sitting room, a family room/study and an extremely well appointed open-plan kitchen/dining room.

The property occupies a commanding plot in Fernden Lane. Situated approximately 2 miles from Haslemere town centre and the mainline station (Waterloo in under one hour). Close by there is direct access to the surrounding, outstanding countryside, much of which is National Trust owned, including Marley Common and Blackdown. There are a large range of shops, boutiques, coffee houses, restaurants and pubs in Haslemere. Haslemere recreation ground, close by, runs junior football and cricket, and is the home of Haslemere Tennis Club. There are two sports centres: The Edge and The Herons. There is further sport at Woolmer Hill with senior football, rugby, hockey and athletics; and excellent golf at Hindhead, Blackmoor, Liphook and Old Thorns Golf and Country Club. The land is roughly two thirds pasture, with the other third ancient woodland. There are eight post and rail paddocks of varying size, with three specifically allocated to be smaller stallion paddocks. The paddocks benefit from double fencing, automatic water troughs, electric fencing, and several paddocks have slip rails.
