Hambrook House occupies a private position at the head of its yew-lined driveway. Although the original house probably dates back to the early 17th century, it owes much of its charm and its spectacular façade to one of Bristol’s ‘Georgian Gentlemen’ – Samuel Goddard. He took on the original farmhouse and set about re-facing and renovating it, installing features that contribute to the period charm you see today. In the process he created an imposing and classic late Georgian masterpiece.

Behind the grand facade lies a comfortable interior. The impressive entrance hall with its Victorian tessellated tiled floor and ceiling detail of the 1790s displays its journey through the ages. Taking centre stage is a striking staircase, befitting this imposing house. All floors offer well-proportioned accommodation and views of mature trees in the private grounds to the front and side. The majority of windows are complete with working shutters and there are period fireplaces, late Georgian cornices and architraves throughout.

The two main reception rooms, either side of the hall are of classic proportions and excellent rooms for entertaining. The fully fitted kitchen/breakfast room has a range of fitted cupboards and an unusual granite worktop. It has a view across an extensive lawn, through an avenue of cherry trees, towards the orangery.

As the house was not always well looked after, the current owners have spent much of their 33 years here getting the property into good order and decorating to make the most of the period features. Both have an interest in architecture of that time and one ran an interior design course. They were assisted by a local builder who specialised in the renovation of period properties.

There is an attached two bedroom cottage with independent access. The extensive landscaped grounds include large outbuildings and a productive orchard creating a unique overall package.

From the hall there is also access to the cellar, with its laundry facilities, boiler and updated electrics as well as an interlinked door to the cottage.

The gently rising spindled staircase leads via a half landing to the first floor. This floor has three rooms, all on the front elevation currently used as two bedrooms and a first floor sitting room. Again all benefit from wonderful garden views. The first floor room above the kitchen is used as a study with ample space for desk and chairs. There is a family bathroom on this level. The second floor has the same layout and function as the first and the beautiful hand crafted staircase leads up to the top floor which has walk-in storage.

The Cottage

The attached annexe has independent access together with access from the main house. It may be earlier than the house but has been changed so significantly that it is difficult to tell. During Georgian and Victorian times it would have been the servants’ quarters. It is well lit and has a spacious feel to it that is unusual in a cottage. There is a pleasant sitting room with fireplace and bank of sash windows complete with opening shutters. This opens onto the large ‘L’ shaped kitchen/breakfast/dining room. This has been opened up to the roof giving height to the food preparation area. Double doors lead to a gravelled yard that in turn leads to the greenhouse and kitchen garden. There is an attached conservatory with sink and plumbing for washers/dryers as well as an independent oil fired boiler. The first floor has two good sized double bedrooms and two bathrooms. Most rooms enjoy lovely views over the gardens.

Hambrook House occupies a discrete “oasis-like” position whilst providing convenient access to Bristol via the ring road (A4174) which also provides access to the M32 and M4 motorway network. Local families enjoy the excellent local and private schools which includes the well regarded Colston School and Tockington Manor. It also offers good access to Bristol Parkway with mainline trains to London in 90 minutes. With Bristol to the south and Bath to the south east there is a good range of shopping facilities, restaurants and theatres. The out of town retail park at Cribbs Causeway has a number of shops including a John Lewis.

The large and well maintained garden and orchard are predominantly walled and are about 4.3 acres in three main sections. The large electric metal gates lead onto the gravelled driveway lined with yew and other trees. The first section of garden, surrounding the house, is largely laid to lawn with a variety of mature trees including yew, copper beech, oak, holly, cherry, walnut and a tulip tree.

The gardens then continue into the formal vegetable section which has been well tended and stocked with vegetables and flowers for cutting. There is a large greenhouse, fruit cage and potting area. These are well screened by a yew hedge.

The gardens then continue via a cherry tree lined promenade to the orangery. Nearby the orchard is centred on a remarkable ice house/fruit store. Grade II listed in its own right, it is shown on nineteenth century maps as an ice house but it seems more likely to have been a fruit store as it is ventilated. It is topped by what was once the spire from Winterbourne church.

Near the cherry tree lined promenade is the stone barn that was rebuilt nine years ago. Part of what was once a long barn is now a superb oak framed orangery. The current owners host charitable events, hen rehoming and use this as a party barn and storage. The building offers a great range of opportunities such as art studio, yoga studio, or indeed have a change of use subject to the necessary permissions. There is water, power and rudimentary facilities in this large open space.

There are further outbuildings, the largest of which is an oak plank clad garden shed which is in three sections. One is used for potting up and general storage. Another is used for equipment and tool storage. The middle section is a workroom with bench, etc. The double ramp access is ideal for lawnmowers and garden machinery. The barn abuts a second orchard with both mature and more recently planted fruit trees surrounded by a wall and hedging. It has its own independent vehicular access.
