Cowcroft Grange is approached via a leafy country lane on the outskirts of Ley Hill near Chesham. It sits in an elevated position commanding wonderful views across the neighbouring countryside. Electrically-operated wrought iron gates open onto the circular cobbled drive, revealing the attractive front elevation of the house. It was converted from a barn and farm buildings approximately 30 years ago and has undergone significant renovation in recent years. Works include re-roofing in 2018 and new paving externally. In contrast, there are some wonderful historical features, notably a wealth of exposed beams and oak panelling in the dining room which reputedly came from King Henry VIII’s hunting lodges. Double oak doors open to the reception hall facing the panelled dining room which has a warm and welcoming open fireplace. The kitchen, designed by Underwood with a Falcon Range oven, utility room and family room are at the western end of the house and the other reception rooms are located towards the eastern part of the property. The magnificent vaulted drawing room constitutes the heart of the home with an enormous open fireplace and chimney breast rising to the ceiling. This wonderful open area lends itself to entertaining on a grand or informal scale and is enhanced by a bay window and French doors leading to a modern balcony which is perfect for al fresco dining overlooking the walled garden below. Steps descend from the drawing room to the music room and one of the studies. The library has a concealed door which reveals a staircase leading to the cellar. The library also opens to a hallway leading to the second study, gym and heated swimming pool complex. French doors to the gardens can be opened on a summer’s day. There is a minstrel’s gallery off the main staircase rising from the reception hall. The town has a Metropolitan Line station with direct trains to London Baker Street and Aldgate and also offers an excellent choice of shopping and recreational amenities, including a Waitrose and Sainsbury’s, with The Elgiva Theatre providing a wide range of entertainment. The property is situated in an AONB, in the midst of beautiful scenery and walking country as well as bridle paths for equestrian enthusiasts. The two garages and double carport are located to the right of the driveway at the front of the property and to the left there is a duck pond in front of an attractive area of woodland. On the south side of the house, the walled garden is largely laid to lawn and includes beds of shrubs, flowers and mature trees. Outbuildings which originally served as the milking parlour are now home to the workshop and snooker room. An additional covered area adjoins this part of the property. In light of the significant renovation work and splendour, it is hard to imagine nowadays that cattle used to be herded through this area to the former milking parlour!
