The Court House is situated on the edge of the village of Lower Binton to the west of Stratford-upon-Avon, in the South Warwickshire countryside. The village of Binton has a parish church and village hall and both Welford-on-Avon and Bidford-on-Avon have a range of shops, schools and other facilities. Stratford-upon-Avon is approximately four miles away and has an excellent range of state, grammar and private schools in the area to suit most requirements. School buses run to Warwick, Alcester and Stratford from Binton village.
There are a number of golf courses in the area. Races courses are at Stratford-upon-Avon, Warwick and Cheltenham with a leisure and health spa at Stratford-upon-Avon.
Located with easy access to the A46 between the M40 junction 15 and the M5 junction 7, Lower Binton has excellent transport links to the midlands and London. There is a regular main line train service from Warwick Parkway to London Marylebone (from 90 minutes)

Gardens and Grounds
Outside the attractive private gardens which surround the house are about 2 acres; principally laid to lawn with shrubs and herbaceous borders. A tarmac and gravel drive sweeps up through two sets of automated gates to the house providing access to the double garage. The south facing terrace that adjoins the house has an ornamental pond with fountain and pergola in which the permanent barbecue is situated. The lawn wraps around the swimming pool to a rear terrace and a fish pond. There is a superb tennis court on the large lower lawn.
The Stables and Farm Buildings
Adjoining the house are the home stables, comprising of five loose boxes, a tack room and WC. Additional stables are set away to the south, which can be used as an isolation yard, with a further five tubby loose boxes. Access to these stables and the farm buildings, with the main stabling are all accessed via a separate drive. The main section of the stables are set in an American barn style layout with tubby/lodden boxes, these are arranged in the outbuildings as listed below.

Rights of way and Footpaths
