This is one of our Country Houses
Holly Ditch Farm was a former farm on the Bowood Estate, extended and renovated in recent years into the idyllic family house it is today. The property has a handsome façade with mullion windows and is arranged around a large courtyard, flanked by its period outbuildings and affording views over the gardens and duck pond. The stone façade is complemented by the lovely porch leading onto the main entrance hall, either side of which are the two formal reception rooms. Both rooms have original stripped elm floor boards and bay windows enjoying garden views. The dining room, with its working fireplace, offers an ambient space for social gatherings and the adjacent sitting room leads through to the more recent extension offering a well proportioned double aspect drawing room, integrated wood burner and access to the conservatory.
The farmhouse style kitchen and utility room occupy the rear of the house. The kitchen has ample space for table and chairs and door to the garden. The utility room also acts as a boot room with cloak room facilities.
Rising to the first floor there is a large double aspect master suite with walk through dressing room and en suite enjoying both front and rear views over the private grounds and open fields of the neighbouring Bowood Estate. Four further bedrooms and a family bathroom conclude this floor. The open spindled staircase leads to the top floor which has been used as a teenage suite with bedroom, living space and loft hatch. It would make an ideal home office or playroom.
Mile Elm is a small hamlet on the cusp of Calne and offers an extensive array of shopping opportunities and superb outdoor pursuits. Extensive amenities are also offered by the towns of Marlborough and Devizes, while the larger centres of Chippenham and Swindon both have direct rail services to London Paddington and the South West and access to the M4. There are excellent schools in the area including, Marlborough College, Dauntsey’s, St Mary’s and St Margaret’s, Calne. The surrounding countryside is designated as an Area of Outstanding Natural Beauty and offers good walking, cycling, riding and leisure opportunities.
The property is approached via a chipped driveway through gates onto the large parking and turning area. This cottage garden is headed by a large spring fed duck pond with an amelanchier tree giving a wonderful aspect from the rooms at the front of the property.
There are two large outbuildings, the first has been converted into a leisure complex which houses a large swimming pool with bi-folding doors to the front patio together with the games room and changing facilities. This could easily be converted into further residential accommodation STPP. This building continues onto a lovely arched area, originally for carriages, and through to the detached garage complex and store. On the opposite side of the courtyard is the former stable block, now storage.
The beautifully maintained grounds continue to the rear with a charming walled garden, laid out in a quad format giving a number of different areas for planting including a former fruit cage garden, vegetable garden, flower garden and herb beds. Espalier fruit trees separate this area from the large greenhouse and further brick outhouses. A gate leads from here to the rear paddock. This paddock is laid to pasture with a range of mature trees, including a specimen mulberry tree, on the outside and is ideal for pasture grazing. This leads up to an ancient oak at the rear and a small area of woodland.
