This is one of our Country Houses
An exceptional residence offering approximately six thousand square feet of excellent accommodation. Completed to the owners’ exacting specification and designed to reflect a contemporary and sophisticated style, ‘The Knoll’ cleverly combines the light and space of modern architecture with the warmth of natural materials whilst employing twenty first century energy saving building practices.
The accommodation is arranged over three floors and is laid out to complement both family living and entertaining. Traditional craftsmanship and the use of natural materials such as walnut over sized internal doors, architraves and balustrading with porcelain walnut effect flooring, sit alongside modern technology and contemporary styling with the use of voltaic solar panel cells, concrete floors, under floor heating, powder coated aluminium windows and doors with low energy glass and a full audio visual system.
External elevations of painted render under a pitched roof with large double glazed windows, bi folding doors and light wells allow for natural light to flood in. A wide and welcoming Reception Hall is open to full triple height with galleried landings to the upper levels and a lift which services the first floor. Ceiling heights are high and room sizes generous. Wardrobes and kitchen cabinetry have been specifically hand built to reflect the modern ‘paired down’ styling throughout the house. On the first floor are four double bedrooms – all with bespoke wardrobes - whilst the second has two large rooms, flexibly arranged to provide either further bedroom space, an au pair suite or leisure/media rooms. There is an en suite shower room to the Principal Suite with a ‘Jack and Jill’ en suite shower to bedrooms three and four and family bathrooms on each of the upper levels.
Cheam is an historic and charming village with the site of the Tudor Nonsuch Palace and Nonsuch Mansion at its heart. Epsom, Banstead, Kingston and Wimbledon are all within easy driving distance. The village itself has a number of local shops, restaurants and coffee houses as well as a mainline station serving London Victoria (approx thirty minutes) and London Bridge during peak times (approx thirty seven minutes).
There are a number of schools in the area, most notably Nonsuch High School, Avenue Primary School, Sutton Grammar, Epsom College, Aberdour School and Chinthurst in nearby Tadworth.
The house is approached via a carriage drive of silvered gravel and leading up to the Double Garage. The gardens have been designed and laid out incorporating lawns – with an irrigation system - herbaceous borders with mature trees and colourful shrubs. Terracing extends across the rear of the house taking full advantage of the southerly aspect. A detached Studio is attractively clad with cedar wood and has large picture windows.
