5 Bedroom House, The Close, Salisbury, SP1 2EB

Tenure Type: Freehold

Property Description

Enjoying a beautiful spot in the famous Salisbury Cathedral Close, The Hall of the Vicars Choral is blessed with flexible internal accommodation and beautiful walled gardens as well as views west to Salisbury Cathedral, and is worthy of mention in Pevsner. This Grade II listed house has an intriguing history and has been in the same family for over 30 years.

The layout of the house is quite flexible depending on your requirements. Currently, the ground floor provides a kitchen with stunning vaulted ceiling leading to both a dining room with feature fireplace and access to the garden and a practical utility room which leads to the internal courtyard. The sitting room has a very special fifteenth century fireplace with decorative quatrefoils and two pretty bay windows with views to the garden. There is a further room used as a study with two steps down to the cellar area which enjoys good ceiling height. There is a cloakroom and numerous storage areas and a door to the garden from the central hallway. The first floor has a room with a bay window at the front overlooking The Close. This is currently used as a first floor sitting room. There is a further bedroom with en-suite dressing room and a family bathroom. The second floor is presently arranged as a double bedroom with own sitting area and further bedroom with access to a sizeable loft area.

This extraordinary home enjoys a wealth of character features, some of which are believed to date back to the late Thirteenth Century according to Historic England.

Situation
Situated in Salisbury’s renowned Cathedral Close. The Hall of the Vicars Choral enjoys westerly views of Salisbury Cathedral and is less than 0.5 mile walk from the centre of Salisbury.

Occupying an enviable position in this highly regarded location, the property affords easy access to Salisbury, a popular medieval city with an excellent range of cultural, leisure and shopping facilities. There are rail services into London Waterloo from Salisbury with a journey time of approximately 86 minutes. Southampton Airport (24 miles) offers daily flights to a number of national and international destinations.

The property is also within a prime position to reach both Bishops & South Wilts Grammar Schools, and an array of schools in the independent sector including Salisbury Cathedral School, Chafyn Grove, Godolphin and Godolphin Preparatory School.

Salisbury itself is surrounded by picturesque countryside, popular for many outdoor pursuits including golf at South Wilts, High Post & Hamptworth, and many options for fine walking and riding.

Outside
The Hall of the Vicars Choral has a very special, walled garden and gated side access providing off street parking if required. The principal walled garden to the rear of the house faces south, and is one of only a very few houses in The Close with a south facing garden, with a pretty terraced area and lawns with interspersed tree planting and three beautifully tended and well planted borders. There is an attractive garden pond off the terrace and summer house to the rear of the garden. There is a garden storage area to be found to the side of the property with further mature planting.

Additional Information
House History

The Hall of the Vicars Choral is situated in the North Walk of The Close and it seems likely that the North Walk was one of the first sites to be developed. The Close was created in 1327 when Edward III granted a licence to build a wall round the cathedral and its associated dwellings. The only named early owner of No. 12 was William de Chadleshunt, who became Archdeacon of Wiltshire. A century later the house has become the Vicars’ Hall. Every canon had his vicar who had to represent him in the cathedral when he was absent at his prebend. Their chief function was to sing the services and hence the name ‘Vicars Choral’.

Later, in the early to mid 1800s the house was leased to the Misses Sarah and Ann Noyes. These ladies ran one of the more flourishing of the numerous private schools in Salisbury. It was a preparatory school ‘for a limited number of young gentlemen.’ The census for 1841 shows eight boys aged between 7 and 9 resident, together with two young female servants. (These notes were taken from ‘Brief notes on the history and architecture for The Hall of the Vicars Choral by the late owner Mr Arthur W. Rose in 1988)
