With lovely, far reaching views across the adjoining countryside, Great Oaks House is a charming, detached country house situated between the sought after villages of Plaxtol and Shipbourne. Predominantly Victorian but with origins dating from 1722, the property is not Listed but nevertheless enjoys various period features such as tall ceilings with cornicing, panelled doors with brass door furniture, some oak wood stripped floors and has white rendered exteriors with Dutch style gabling. The east/west orientation and with many rooms having a dual aspect, ensures that there is an abundance of natural light flooding the house. Reception areas are elegant and have fireplaces – two with wood burning stoves, whilst the farmhouse style kitchen has cabinetry by Stoneham, honed granite work surfaces, appliances by Neff, Miele and Fisher & Paykell, Jerusalem limestone flooring and is open plan to a charming breakfast room, which has a two oven Aga. The orangery has windows to three sides and French doors leading out to the gardens.
Bedrooms are laid out over the first floor, four of which have lovely views either of the surrounding countryside or of the gardens and three of which have fireplaces. The master suite has an en-suite bathroom with separate shower, whilst there is an en-suite shower room adjoining the guest room and a family bathroom. The large landing provides space for a second study and has the internet router.
With an access from the study as well as its own private entrance from the drive, the annexe was converted from the original carriage house and has a large living area with vaulted ceiling and a wood burning stove and a kitchen to one end. There is one bedroom on the ground level with a shower room and a second access via a fixed staircase from the living area.
Situation
Great Oaks House is situated along a charming country lane between the sought after villages of Plaxtol and Shipbourne. The latter has two pubs, a village primary school, an award winning weekly market and a church, whilst the former has a village store and post office, primary school, church and public houses. The popular towns of Sevenoaks and Tonbridge lie to the north east and to the south with both having main line stations with services to London and the coast as well as a large selection of shops, banks, restaurants and cafes. The area is renowned for its excellent selection of schooling in both the state and private sectors, at primary and secondary levels including grammar schools such as Judd, Tonbridge School for Girls, Weald of Kent; Tonbridge and Sevenoaks public schools; Sevenoaks, New Beacon, Hilden Oaks, Hilden Grange and Somerhill preparatory schools; primary schools in Shipbourne and Plaxtol. Leisure facilities, golf, tennis, rugby and soccer clubs abound and can be found in Tonbridge, Sevenoaks and Kings Hill. There are very many marvellous country walks locally and opportunities for horse riding.
Outside
The gardens and grounds extend to just under two acres (1.93 acres/0.78 hectares) and are arranged to provide four areas – a formal garden, wild flower garden, former Edwardian tennis lawn and a grazing paddock. There are magnificent mature trees such as a purple weeping beech, spreading oak trees, a handkerchief tree, a mulberry and pleached limes along with some ancient apple varieties. Clipped box hedging gives definition and there are irregular flower beds stocked with colourful perennials as well as neat lawns. Various terraced areas provide ideal spots for outdoor entertaining and include a garden room. There are natural hedgerows and a pond in the wild flower garden, whilst the paddock has a barn and the stable block has three boxes. To the front is a wide gravel drive and a two bay open barn style garage and access to a Victorian outbuilding at present used for storage.
