Situation
North Nibley lies between the market towns of Wotton-under -Edge and Dursley and sits astride the Cotswold Way on the western edge of the Cotswolds Area of Outstanding Natural Beauty (AONB).

The village has a primary school, church, chapel, village hall, pub, and a community owned village shop, with a further pub in the nearby hamlet of Waterley Bottom. A bus service runs from the village to Katherine Lady Berkeley’s Secondary School with its OFSTED rated Outstanding Sixth Form, in nearby Wotton-under-Edge. Wycliffe College and Junior School and Beaudesert Park are nearby private schools catering for all ages.

Many of the principal rooms of the house provide views of the landmark Tyndale Monument that stands on the Knoll overlooking the village. The monument was erected in 1866 to mark the village’s association with William Tyndale who translated the bible into English and provides a viewing platform facilitating views over several counties. The monument and the surrounding land are managed by separate voluntary trusts run by villagers and the parish council. There are numerous pathways and bridleways in the surrounding area and the village and nearby woodlands are very popular with walkers, runners, horse-riders and mountain bikers. The village has a reputation for its community spirit and since 2007 has held a volunteer-run music festival each July that has so far raised over £270,000 for charities and local not-for-profit organisations.

The village is conveniently located for access to the M5 and railway stations at Cam and Dursley (approx 4.9 miles) Stroud (approx 13.9 miles) and Bristol Parkway (approx 15.6 miles)

Outside
Elevated above the lane, a Cotswold stone wall fronted gravelled garden with box hedging extends to the front of the property with a pathway accessing the canopied front entrance. The majority of gardens are located to the rear and connect well with the living space. A gravelled, paved and sheltered seating terrace immediately adjoins the house and offers great opportunity for alfresco dining. Steps up through mature flower beds provide access to a level lawn, two further seating areas and a shed with attached log store. Raised vegetable beds are positioned to one side. The property boasts two driveways: the first gated gravelled drive offers parking for several cars whilst a tarmac drive leads to an attached oversize single garage with hardwood double doors with an integral pedestrian door.
