EQUESTRIAN - Woodsend Farm is a detached period house nestled in a rural position with views over its own land. The original farmhouse has seen a number of extensions through the years which have helped to create the large family house you see today. Originally coarse stone and brick, during its renovation it was re-rendered and externally insulated, linking in the different extensions and creating a uniform façade. This has been complemented with hard wood, double glazed windows. The large open principal rooms offer a good flow with dining opportunities in both the kitchen/breakfast room and dining room as well as two studies ideal for the growing family. The house enjoys fine views from the majority of its windows either over its private grounds or the adjacent arable farmland which stretches for some distance. The downstairs formal rooms centre round the large kitchen/breakfast room which is a triple aspect room with views over the formal gardens and paddocks beyond. Further light is provided by a large ceiling velux. There is space for tables, chairs and sideboards. The units are pine with a laminated top and space for a large 6 ring range cooker. The kitchen is backed up by an equally generous boot room/utility which houses the oil-fired boiler. Double glass doors lead from the kitchen on to the adjacent dining room which in turn leads out, via the bi-fold doors, on to the side patio where you can take in the views over the paddocks and former dew pond. The adjacent drawing room is a surprisingly large room and has one of the original extensions, again double aspect, with generous bay windows as well as side French doors and a large integrated wood burner. The sitting room is a more intimate space, the wood burning stove creates a wonderful relaxing environment from which to enjoy the views over the front gardens. Rising to the first floor you will find a master suite with en suite.

Woodsend Farm is ideally located between Aldbourne and Marlborough. Aldbourne offers an array of convenience shops, pubs and restaurants with Marlborough offering a wider variety of shops, bars, cafes and restaurants together with a Waitrose. The situation is much sought after due to both the schooling system, with well-regarded schools Dauntsey’s School and Marlborough College in close proximity, and the excellent communication links with access to the M4 motorway network at the Marlborough junction. For the commuter there are high speed train links from both Pewsey Station and Great Bedwyn Station with fast trains to London Paddington in 80 minutes.
The private driveway, which has recently been re-gravelled, leads off the main road and through a double opening five bar wooden gate onto the discrete parking area. This has a central turning circle as well as standby storage for horse boxes and larger vehicles. The detached stone outbuilding has double garage doors to the front and to the rear there is machine access and stairs rising to the loft room. This has internal power and lighting. A pedestrian or vehicular gate leads from the driveway on to the turn-out yard with a concrete base and double skinned stable block consisting of 3 large stables. The stable block has external water and lighting as well as rear and side access. The large five bar vehicular gate leads on to the pasture. The paddocks are informally split into 2 roughly equally sized grazing paddocks interlinked with vehicular gates, the first of which has a former dew pond and is stock proofed to all sides with either post and rail or hedging. The paddocks are level and well drained and the rear paddock has a large winter shelter. The formal gardens again are well levelled and mainly laid to lawn interspersed with a mixture of mature fruit trees, cherry trees and mature leylandii giving great privacy from the adjacent house and road to the front.
