Merlins View was originally constructed as a school masters house for Marlborough College in the 1920’s. From its more humble beginnings the house has seen a number of sympathetic extensions which have created the large family home you see today. The current owners have been in residence since the early 2000’s when they undertook a complete top to bottom renovation as well as adding the substantial two storey extension and garage complex. The house has been fitted with a range of quality items and much has been made of the exceptional view that the property enjoys. The original staircase was replaced and moved and the oak framed entrance vestibule was added. This creates a warm and welcoming entrance to the house and leads through to the garden room. This has a front to back view with large doors opening onto the rear patio. An engineered oak floor runs through the majority of the downstairs space.
The kitchen/breakfast room was part of the current owners extension and has been fitted with under-floor heating and a range of solid wood bespoke fitted units with a hidden pantry, wood-block worktops and a range of integrated appliances including Dietrich oven and plate warmer, space for a large American fridge/freezer as well as both gas and electric hobs. Taking centre stage is a re-conditioned Aga providing warmth to this large space. The kitchen is backed up with a boot room style utility room with sink, plumbing for washers/dryers as well as access to the electric plant room housing the Cat 5 cable system, alarm etc.
The adjacent dining room has a bank of bi-fold doors allowing complete opening of this space onto the rear terrace to enjoy al fresco dining. The house has a semi-open plan feel with views from the kitchen spanning right through the dining room and hall onto the drawing room. The drawing room is a triple aspect space with fine views over the private gardens that surround the house as well as stone fireplace with integrated wood burner. The adjacent snug has a solid fuel burning fire. A study and WC conclude the ground floor.
A bespoke oak and glass stairwell leads to the first floor where the master bedroom occupies an entire wing of the house. It is double aspect with a spectacular vaulted ceiling. The owners have incorporated as much glazing as possible to make the most of the incredible views over Marlborough College and the surrounding countryside. There is also a walk-through dressing room and an opulent and generous en suite complete with corner spa bath, large shower, his and hers sink and WC. Four further double bedrooms share the two family bathrooms. They are all of unique character with views over the surrounding gardens.
The detached garage complex is three storeys. The top floor provides a generous office space for the current owner and his team. It has good light and air conditioning to provide both heating and cooling. This area is the hub of the CCTV operation which runs throughout the grounds and there is independent two phase electric supply which runs to the garage. The ground floor of the garage complex provides three bay parking, each with electric roller shutters, but is open inside and has a small workshop and sink to the rear. The lower ground floor is currently used for the plant facilities and has further Cat 5 cable networks as well as pressurised water tanks. It could also be used as a large gym or cinema room.
Merlins View occupies a sought after position on the cusp of the market town of Marlborough. It enjoys spectacular views as well as convenient access to the many shops, bars and restaurants that Marlborough offers. Marlborough boasts a twice weekly farmers market that takes place in the large high street. There is also a Waitrose supermarket in the town. Marlborough is incredibly popular due to its excellent schooling system which includes the well-regarded Marlborough College. It has good access to the M4 motorway network at Junction 15 and regular trains from both Great Bedwyn Station (72 mins to London Paddington) and Pewsey Station (80 mins to London Paddington).
Double gates lead on to the generous driveway and the house occupies a good position in the centre of the land and is surrounded by gardens on all sides. The front is mainly laid to lawn with a number of mature trees and a small coppice to one side. The coppice continues to the side and rear which is well planted with a number of spring bulbs including snow drops and daffodils. The rear garden is fenced with further large trees, generous lawn area and a large patio spanning the entire rear of the property. There is vehicular access from all angles.
