This is one of our Country Houses
The Malt House occupies a wonderful escarpment position on the edge of the village of Goatacre. It was so positioned to take in the magnificent views to the south including the hills at Calne and the White Horse at Cherhill together with the sweeping landscape.
It enjoys a wonderful sunny position with predominantly south elevation but also westerly aspect over the formal gardens. The property displays a plethora of period features, including box sash windows, stripped floors, open fires, cornice work and intricately detailed fireplaces. The current owners have been in the property for some 27 years and have undertaken a comprehensive renovation which has included replacing most of the windows and upgrading the kitchen, utility room and bathrooms, whilst preserving the period charm.
The principle drawing room occupies an entire length of the main house. Formerly two rooms, it has been opened up to create one generous and splendid double aspect space. A substantial wood surrounded open fireplace brings warmth and creates a focal point to the room. The large bay captures the view over the formal grounds, the White Horse, and the obelisk beyond. There are double French doors opening onto the patio and private rear driveway. The dining room and kitchen have also been opened up to provide a lovely flow between the kitchen and formal dining room. The kitchen is fitted with a range of units incorporating solid wood doors, integrated oil fired Rayburn range as well as an electric cooker. The kitchen leads on to a generous utility room with a further range of fitted units, back door, and access to the boiler room with cylinder and further facilities. This in turn leads to the more recently built independent annexe. The ground floor also has a generous cloakroom and storage. The house is predominantly glazed with sash double glazing.
Rising to the first floor the two front bedrooms are of generous proportions and come with lovely period fireplaces and further fine views. To the rear of the house you will find two further double bedrooms, one with marble fireplace, walk-in en suite and independent dressing room. The second rear bedroom also has an en suite shower room. The family bathroom houses bath, sink, wc and separate shower.
The lovely simplistic spindled staircase continues up to the top floor of the house with its walk-in and fully accessible loft.
The annexe was built in 2009 and was designed to provide independent or integrated living as it joins the main house but has independent rear access. There is a generous sitting room with bedroom and bathroom above, all of modern construction and ideal for dependant relatives or generating a potential letting income. Double French doors from the siting room lead to a walled terrace.
The pretty and rural village of Goatacre has an active local community centred around the village hall and cricket club. There are footpaths for walks in the surrounding countryside and a bus service runs between Chippenham and Swindon. Marlborough has a variety of social and recreational amenities. Swindon provides a main line rail link to London and there is excellent access to the M4 motorway at Junction 16. There is a wide range of both state and public schools in the area.
The principle driveway is accessed by double wooden gates leading on to the single garage. There is ample space for car parking and turning. The majority of the garden is laid to lawn with some inventive planting and trees. The formal gardens are a tribute to the keen eye of the current owners. There is a beautiful parterre, an architectural row of hornbeam hedging, herb garden, Victorian style greenhouse and a lovely section of espalier fruit trees enjoying the warm south facing Victorian stone and redbrick walled garden.
The house has a main gravelled drive to the front and a right of way over the neighbouring courtyard onto a more discrete rear drive. This services the annexe as well as the main house. There is parking for a number of cars, a small lawned garden, log store and charming detached former haybarn which would make an ideal workshop or home office.
