5 Bedroom Detached House, Potterne Road, Devizes, SN10 5LH

Tenure Type: Freehold

Property Description

EQUESTRIAN - WATERSIDE - Valley House is a charming late 17th Century former Mill House. The original, and humble, Mill House has seen three substantial extensions since being built, all of which have been cleverly linked to create a large family home in this stunning valley setting. The current owners have been in occupation since the mid 1980’s and have put their own mark on the property with a substantial two storey addition creating a more family friendly house from which to both entertain and enjoy family life. Valley House is true to its name and set in a private and secluded valley, offering a true small-holding feel. Surrounded by open land it enjoys a wonderful vista from all rooms. It has a superb mix of land ideal for grazing, but including areas for growing vegetables, fruit trees and a meandering stream.

The accommodation offers a wonderful flow with the principal reception rooms all interlinked and enjoying a peaceful south facing aspect over the well maintained gardens. The large kitchen/breakfast room is the most recent addition and is the true heart of the home with ample seating and doors out to the patio. It is fitted with a range of units, granite worktop and 2 oven Aga as well as other integrated items. There is a bespoke pantry unit fitted in the hallway and further storage and washing facilities are in the utility room.

Rising to the first floor you will find a generous master suite with dressing area and en suite bathroom as well as four further bedrooms and two family bathrooms.

This property is featured by our Equestrian and Waterside departments.

Situation
The property is situated one mile from the historic market town of Devizes which has an attractive, predominantly Georgian market square offering an excellent range of amenities including shops, supermarkets, restaurants, cinema, museum, leisure centre. The area has well regarded schools including Dauntsey’s , Marlborough College and St. Marys, Calne. Devizes lies on the western edge of the North Wessex Downs; the unspoilt nature of the surrounding countryside makes it ideal for walking, riding and other country pursuits. The Kennet & Avon canal runs through the town with the spectacular Caen Hill flight of 29 locks to the west with a museum and wharf in the town centre. The A303 is around 15 miles to the south, with direct rail services to London Paddington (around 1 hour) and the South West from Chippenham, approximately 14 miles.

Outside
The house is beholden only to its magnificent setting. The formal gardens are mainly laid to lawn with some well stocked herbaceous borders and patios which surround the house. The gardens rise through to the meandering stream and the first of the three paddocks with oak woodland beyond. The formal gardens include a summer house and wendy house. The gardens then open onto one of the large paddocks which has a gentle slope providing good drainage. This area has been much loved by the current owners and incorporates a greenhouse, fruit cage, a variety of mature fruit trees, winter shelter and marks the beginning of the woodland walk. They have created a number of paths through the land and most importantly through the charming Japanese water garden. This was laid out by one of their forebears and is a cascading Japanese style water garden with a variety of waterways, dams and bridges. This all flows through mature woodland offering complete privacy and a charming spot to relax and enjoy the surroundings. The water garden returns to the stream which flows through the centre of the valley. The whole plot is awash with mature trees largely set to the boundary and creating an open setting around the house. The trees include willow, oak, ash, hazel, sycamore, copper beech and alpine spruce to name a few. Two further large paddocks are interlinked providing excellent opportunity for rotational grazing and are largely bordered with post and wire fencing. The meandering path continues through the formal gardens following the stream and culminates in a former watercress bed which is now a wildlife haven.

Outbuildings:

There are a variety of outbuildings dotted throughout the grounds, the majority of which are close to the house. These incorporate a brick built double garage, open wood store, twin stables and a large wooden barn, formerly a cattle shed, as well as a two winter shelters, machine shed and a former mill engine house which is currently used as a home office. It has been fitted with double glazed windows, heating, and wood block flooring.
