This is one of our Country Houses
A superb, exceptionally well presented, contemporary
residence offering approaching seven thousand, five hundred square feet of stunning accommodation, designed and built to the present owners’ exacting specification in order to reflect a Modernist style of architecture, ‘Downscroft’ skilfully combines sophisticated family living with outstanding twenty
first century technological achievements. The accommodation is arranged over three floors and is laid out to complement both family living and entertaining. Traditional craftsmanship and the use of natural materials such as walnut flooring, sit alongside cutting edge technology and contemporary styling with the use of solar panel tubes, ground source heat pump, air ventilation with Allergy Plus system, partial air cooling, Lutron lighting, under floor heating throughout and a home automation system. External elevations of white Marmorit render under a Sarnafil rubberised membrane roof with large Schucco windows - tinted on all facades with solar control on three facades - acknowledge the architectural influences. A large glazed atrium in the roof throws light down through the double height Reception Hall and around the galleried landing. Ceiling heights are high, windows in the main are floor to ceiling and the living areas on the ground floor are open plan, ensuring the natural light levels within the house are very high. To one side of the Reception Hall is the cleverly engineered cantilevered staircase, which rises from the Garden Level all the way to the first floor and has rendered walls and walnut treads. ‘Downscroft’ is a supremely elegant property and yet is at the same time an extremely comfortable family home.
Cheam is an historic and charming village
with the site of the Tudor Nonsuch Palace and
Nonsuch Mansion at its heart. Epsom, Banstead,
Kingston and Wimbledon are all within easy
driving distance. The village itself has a number
of local shops, restaurants and coffee houses as
well as a mainline station serving London Victoria (approx thirty minutes) and London Bridge during
peak times (approx thirty seven minutes). There
are a number of schools in the area, most notably Nonsuch High School, a highly successful grammar school for girls, Avenue Primary School, Sutton Grammar, Epsom College, Aberdour School and Chinthurst in nearby Tadworth.
The house is approached via a sliding solid gate with entry phone system, opening on to a parking area with a spur, which is heated for inclement weather, leading down to the Garage. The sophisticated, simple styling continues with the landscaping scheme which includes
granite pathways and terraces, statement planting of silver birch trees and a large expanse of lawn to the rear. There are three courtyards, one to either side of the house for morning and evening sun, along
with a smaller one just off the Gymnasium and Media Room plus a large rear terrace which traverses the width of the house and has steps down to a lower seating area close to the pool. The pool itself is heated
using a ground source heat pump and has an electric, walk-on cover. Irrigation is provided by an automatic sprinkler system which is fed via a private bore hole which in turns fills an underground storage tank.
External lighting is Lutron controlled and there are external music speakers.
