“During 2013 the registered proprietors of the property were engaged in a dispute with Thames Water arising from reports by the registered proprietors during the period March to June 2013 of unpleasant odours present at the property. The odours were alleged by the registered proprietors to be evidence of chemicals or another substance that allegedly caused illness and that had allegedly emanated from the public sewer servicing the property and neighbouring properties. During November 2013 Thames Water wrote to the registered proprietors and stated that based on the expert reports and opinions that Thames Water had commissioned there were (in the opinion of Thames Water) no reasonable grounds to believe that any contaminant existed at the property that may be considered to be injurious or hazardous to health.
The registered proprietors did not accept Thames Water’s position and maintained that some unspecified residual gas or chemical remained present at the property. The registered proprietors vacated the property during May 2013 while their complaint was under investigation and did not resume permanent occupation of the property thereafter.
The vendor has not undertaken its own investigations into the situation. It is recommended that if prospective purchasers undertake their own investigations and enquiries as appropriate”.
