This is one of our Country Houses
Wellcroft is a substantial family house providing spacious and versatile accommodation with the majority of the principal accommodation enjoying fine southerly views over the gardens to Highdown Hill across open farmland to the west.
The accommodation is arranged over 2 floors with a suite of 3 south facing reception rooms on the ground floor together with a spacious kitchen/breakfast room with Aga and a utility room. The principal staircase rises to the first floor landing, 4 bedrooms, 2 bath/shower rooms and a study.
Accessed by a second staircase and also from the fourth bedroom is an excellent triple aspect first floor games room with fitted bar and outstanding rural views. This area could be adapted to create addition bedroom facilities if required.
Adjoining the house and with access from both the kitchen and the dining room is the indoor swimming pool with a free form shaped pool, stone water feature, changing facilities, shower and sauna. An extensive stone surround provides an ideal area for entertaining and sliding doors on the west and the curved southern elevations open onto terracing with the summer house/studio beyond.
Wellcroft is situated in a delightful elevated position on the edge of the small village of Patching which is set amidst farmland and woodland on the southern slopes of the South Downs within the National Park. The village is approached by country lanes and is noted for its period cottages and houses. Lying to the south of the property is 13th century Church of St John The Divine.
The historic town of Arundel lies 5 miles to the west and is dominated by the medieval Arundel Castle, home to the Dukes of Norfolk and their ancestors for nearly 1000 years. The town offers a wide range of amenities including a number of boutique shops, restaurants and public houses. Findon village, which also provides local facilities, is about 3.5 miles to the north east.
The property lies within the South Downs National Park and in the area are excellent sporting and recreational facilities including horse racing at Fontwell and Goodwood, motor racing and golf at Goodwood, cricket at Arundel, the West Sussex Golf club near Pulborough and sailing on the south coast. There are good road and rail communications with a main line rail service to London from Arundel and Angmering.
The property is approached by a no-through lane from which a drive rises to a large parking area to the north of the house. Adjoining the drive is a water feature with a waterfall set within a rockery.
The beautiful gardens lie principally to the south with terraces, sweeping lawns and a variety of mature flowering trees and shrubs. The property and gardens benefit from a high degree of peace and seclusion and adjoin open farmland to the west and north. Situated to the north of the house and garaging is a productive kitchen garden with greenhouse, work shops and potting shed facilities.
In all the gardens extend to about 1.7 acres.
