Combe Hill House is a fine detached Victorian home situated in an elevated position with far reaching views over the small town of Radstock. The reception hall is a wonderful entrance and is a good illustration of how the current owners have lovingly renovated this old rectory. The inner vestibule has beautiful stained glass windows within the double doors and side panels, whilst the tessellated Victorian tiled floor has also been restored to its former glory. The two principal reception rooms are super for entertaining; the drawing room has a large splay bay window looking over the garden and surrounding trees. The adjacent dining room has a full height square bay window; large wedding doors link the two rooms, sister marble fireplaces add to the style as does the tall corniced ceilings. There is a further cosy sitting room/study and the kitchen is of particular note which has been designed and fitted by ‘The Bath Kitchen Company’ and can be seen on their website. The super design included a full height double larder, dresser and oak units and integral appliances under a polished granite work surface. The tiled floor benefits from under floor heating and the breakfast area has triple doors opening out to the west facing terrace. The spacious first floor landing leads to the four bedrooms, all well proportioned doubles. The master suite has far reaching views, hand made wardrobes and a smart shower room, a family bathroom serves the other three. Due to the east/west position Combe Hill House is a light and airy house with sun shining throughout the day.
Combe Hill House is located at the end of Bristol Road, just above Radstock and benefits from far reaching views. The town has comprehensive amenities including a super market, individual shops, schools and a college. There are a number of food outlets and a new very popular restaurant called Castellos. The fashionable private members club and hotel, Babington House is just four miles away and the beautiful city of Bath is nine miles. Bath is a World Heritage city that is famous for its Georgian architecture and Roman origins The Bath Spa Railway Station has a high speed train service operating to London Paddington (approximately 90 minutes). There is easy access to Bristol Airport, just sixteen miles away.
The house stands elevated with a large driveway providing plenty of space for parking and leading to a stone built detached double garage. There are steps up to a south facing level lawn loosely bordered by some shrubs and small trees and enjoying views across the town to the hills beyond. A side flower bed provides colour and a stone shed provides super storage but could also be a home office. The lawn to the side is enclosed by a stone wall and hedging and the west facing terrace is adjacent to the kitchen and dining area providing a wonderful spot on summer evenings.
