Formerly the stable block for the neighbouring farmhouse, Hipley Farm is a beautifully situated property set well within its plot which extends to 6.5 acres of paddock, woodland areas, orchard and formal gardens with an array of outbuildings.

Hipley is a friendly, rural hamlet, nestled on the edge of the village of Hambledon and the outer edges of the South Downs National Park, close to the Forest of Bere and Hundred Acres. Hambledon offers a good range of facilities including a general store, doctor’s surgery, public house, nursery school and highly regarded primary school. The stunning countryside surrounding the property means outdoor pursuits abound with walkers and equestrians being particularly well catered for. A comprehensive range of local amenities can be found in the pretty Georgian centres of Wickham and Bishops Waltham, 4.3 and 7.3 miles away respectively. Both offer an excellent range of independent boutiques and eateries along with banks, post offices, convenience stores and doctor’s surgeries. For more comprehensive facilities visit the ancient market town of Petersfield and the cathedral city of Winchester, both offering fast links to London Waterloo (about 1 hour and 1 hour 10mins respectively). Southampton Airport is also easily accessible and caters for both internal and international flights. Access to the A3M is within approximately 6 miles giving good communication routes to Guildford and London to the north and Portsmouth to the south.
