Cuxham is a small and attractive village with a stream, the Marlbrook, running through. Within the village is the Half Moon pub, village hall and Church. Most of the village lies within a Conservation Area. Nearby is Watlington, an attractive and historic market town positioned on the edge of the Chiltern hills. There are a range of good local shops as well as schools, a doctor's surgery, sports amenities and a public library. J6 of the M40 is within a few miles of the town providing access to London, the Midlands and the thriving towns of Oxford and High Wycombe. Rail services to London Paddington and Oxford are at Didcot and services from Princes Risborough and High Wycombe provide services to Marylebone. The surrounding countryside is some of the most picturesque to be found in the South of England and there is an extensive network of footpaths and bridleways stretching for miles.
At the front of the property there is a hard standing area for cars to be parked in front of the double garage. The delightful gardens that lie either side of the property are an attractive feature. The front garden is bounded by high sided mature Conifer hedging which creates a high degree of privacy. There is an area of lawn and established flowerbeds as well as an elevated sun deck that captures the setting sun and offers views over the village. At the rear of the house the garden is bounded by a stone wall and is mainly laid to lawn with flower beds planted at its boundaries. Within this part of the garden is a mature Acer Tree and an extended patio offers an ideal area for outdoor entertaining.
