The well-regarded team of sales and lettings agents at our Pimlico & Westminster branch offer a wide breadth of local knowledge and pride themselves on delivering the very best in customer service. The branch covers a broad area to the south of St James Park including Victoria, Westminster & south of the river on Albert Embankment, in Vauxhall & Nine Elms Lane. Victoria has seen significant regeneration in recent years, but is just a stone’s throw away from the well-established prestigious boutiques & restaurants of Belgravia.

Just to the south of the river St Georges Wharf, Vauxhall, is well established but in recent years has seen further generation both to the north on Albert Embankment – and the south, along Nine Elms Lane. A little bit of history

Pimlico and Westminster are steeped in history and heritage, with Westminster serving as the seat of England’s government since the early 13th century and the British government since 1707. Pimlico first gained popularity as a fashionable residential area following the development of the area by master builder Thomas Cubitt in the mid-19th century.

Whereas, history is still in the making south of the river on Albert Embankment & Nine Elms Lane. In September 2021, the Northern-Line extension saw the opening of two new underground stations at Nine Elms and Battersea Power station improving accessibility and cementing the popularity of the area with a broad range of residents.
 

Architecture and property

Properties in Pimlico and Westminster are vibrant and varied, encompassing a range of styles from Victorian stucco terraced houses and mansion blocks to period conversions and high specification apartments built in the last few years. Many of the area’s grid-like garden squares can be attributed to renowned Victorian builder Thomas Cubitt and now form a Conservation Area.

Landmarks in the area include some of the most famous buildings in the country, including Westminster Abbey and the Houses of Parliament. To the south of the River, One Nine Elms – a mixed-use development – will soon be one of the tallest buildings in London standing 58 storey’s high & at under 200 meters


Shopping and amenities

Cardinal Place shopping centre is next to Victoria station and houses an assortment of high street mainstays like Boots and Marks & Spencer alongside everyday dining at Bills & Wagamma. Nova offers further eateries & is home to 1Rebel for Pilates and fitness classes.

Pimlico is home to various long-established independent business including the well-stocked Vintage Cellars and Dovers Flowers on Churton Street – and for those undertaking home renovations, SW1 Bathrooms on Moreton Street.
 

Going out

Pimlico has a lively food scene encompassing a range of world cuisines including Chinese at two Michelin star A.Wong. Westminster is home to a plethora of Victorian pubs – in which residents rub-shoulders with parliamentarians & further renowned restaurants including The Cinnamon Club housed in a grade II listed former library.

Pimlico is home to the Tate Britain and the incredibly popular Hamilton, showing at the beautifully refurbished Victoria Palace Theatre. Vauxhall is home to Damien Hirst Newport Street Gallery & contemporary arts space Gasworks.
 

Green space

Pimlico is characterised by its attractive garden squares including St Georges Square and residents of Westminster have two glorious Royal Parks in close proximity - St James’s Park & Green Park.

To the south of the river, the Nine Elms river path has received a commendation for linking areas along the river for pedestrians including pocket parks & various art installations.  
 

Schools

The area has many well-regarded schools, including the superb Westminster School and reputed independent schools such as Eaton House & Francis Holland School.

Ofsted rate Pimlico Primary, Greycoat Hospital School, and Millbank Academy as outstanding. University of the Arts London has a campus situated on John Islip Street, next to Tate Britain.
 

Transport

Victoria Station is a major transport hub & the terminus of the Brighton Main Line with over-ground trains reaching the coast in around an hour and Gatwick Airport in around 30 minutes. Underground services are available via the Victoria Line & District and Circle Lines.

Vauxhall benefits from direct access to City-Link via Waterloo station (overland) & underground services via the Victoria Line direct to Kings Cross St Pancreas of international connections via Eurostar.
