Why move to Rickmansworth?

Rickmansworth is a small town with a lot to offer in the historic county of Hertfordshire. Located around 25 miles north west of central London and 5 miles west of Watford, it offers families a much sought-after balance between country living and convenience. Rickmansworth’s outstanding transport links, including its position within the M25 and a tube station on the Metropolitan line, make it a firm favourite of commuters and Londoners looking to escape the hectic pace of the capital, whilst families flock here to take advantage of the many outstanding schools and amenities.

A little bit of history

Rickmansworth has a long history with a settlement here as far back as the Stone Age and the town’s many waterways have played a key part in its growth, allowing the establishment of a flourishing trade in watercress in centuries past. The railway arrived in 1887 opening the town up to commuters and day trippers to the countryside alike. Rickmansworth was pivotal to the construction of the original Wembley Stadium in the 1920s, which relied on gravel from local quarries.

Many local landmarks are named after noted resident William Penn, an explorer and founder of the American state of Pennsylvania. His former home, Basing House, is now home to the Three Rivers Museum.

Architecture and property

Properties in Rickmansworth are delightfully varied and speak of the town’s history, from Victorian and Edwardian houses all the way through to smart modern apartments. The core market is in detached family homes of all periods, but the team at Hamptons also cover new build properties and country estates and equestrian properties in the local villages.

The Cedars Estate comprises mid-20th century and post-war properties, while desirable streets The Drive, Valley Road, The Clump and Chalfont Lane offer high value contemporary homes.

Shopping and amenities

Rickmansworth town centre boasts a good mixture of independent shops, including popular artisan bakery Cinnamon Square housed in a 400-year-old building, and major supermarkets such as Waitrose, M&S and Tesco. It is home to a number of banks, a post office, library and the William Penn Leisure Centre, with its swimming pools, gym, fitness studio and sports pitches.

Going out

The cafes and restaurants in Rickmansworth town centre provide a selection of world cuisines, from delicious Thai fare at Tamarind Cafe to Italian al fresco dining at Zaza. There is a wide array of bars and historic pubs, including The White Bear, The Fox & Hounds and The Pennsylvanian.

For those looking for an evening of entertainment, the Watersmeet arts venue offers a full roster of theatre, music and cinema throughout the year. Nearby Watford is home to a Vue Cinema and the Warner Bros. Studio Tour which is a firm family favourite.

Green space

There are numerous parks and commons to enjoy in the town, but Rickmansworth’s most distinguishing feature is its stunning waterways. The district is known as Three Rivers, due to the convergence of the Rivers Chess, Colne and Gade in the town, and the Grand Union Canal also passes through. Rickmansworth Aquadrome nature reserve has many lakes, in addition to extensive grassland and woodland. Large swathes of greenbelt countryside nearby include the 250-acre Chorleywood Common, ideal for rural walks and bike rides.

Schools

The many excellent schools in the area are a major draw for families, with a wide choice of state and independent schools for all levels. State schools include Rickmansworth Park Junior Mixed and Infant School, St Mary’s Church of England School, Rickmansworth School, St Clement Danes, Chorleywood Primary and the Watford Boys and Girls Grammar Schools. Highly regarded independent schools in and around Rickmansworth include the Royal Masonic School for Girls, York House School, Merchant Taylors’ School for Boys and Northwood College, St Helen’s and the renowned Haberdashers’ Aske’s School in Elstree.

Transport

Rickmansworth is set within the perimeter of the M25 and junction 18 provides access to the M40 and M4, leading to the wider national motorway network, as well as London Luton and Heathrow Airports in around 25 minutes. The town’s railway station is on the London Underground Metropolitan Line with services to Baker Street in under 40 minutes and also has overground trains to Marylebone in around 30 minutes.
