If a tenant falls into financial difficulty and stops paying their rent, this could cost you as much as £60,000 in any one year, based on a monthly rental income of £5,000 per month being lost over a 12 month period. Legal proceedings can be slow and your tenant may not be in a hurry to vacate. Although you may feel the risk of this happening is low, it does happen. You can insure yourself against this risk with cover starting from as little as 0.6% of your annual rental income.
Evicting a tenant for non payment of rent can be complicated and expensive
