With origins thought to date back to the C12th, Manor Farm House is a charming family home that has been modernised and upgraded with great care taken to preserve and enhance the many period features. The result is a spacious and most comfortable country house.
A substantial front door leads into the spacious reception hall with a lovely mosaic tiled floor. The kitchen breakfast room is a real focal point of the house with a cream Aga, extensive fitted cupboards and granite worktops; the kitchen has been opened up to create a superb 32' family area which leads through to a conservatory and there is also a large utility and cloakroom adjoining.
The reception rooms all have impressive proportions with the 23' drawing room featuring several unusual gargoyles thought to originate from Hailes Abbey, as well as substantial exposed beams, a large fireplace with log burner, and stone mullion windows. Both the games room and family room open into a substantial double height conservatory; this and the formal dining room have lovely views over the gardens. On the first floor there are seven generous bedrooms served by four bathrooms which includes three ensuites.
Little Washbourne is thought to be one of "Englands smallest villages", tucked away along a no-through lane consisting of just two properties, a public house and a pretty little C12th church. The village sits approximately 10 miles north east of Cheltenham, 5 miles from Winchcombe and approximately 5 miles from from junction 9 of the M5 motorway at Tewkesbury.
The gardens and grounds sit to the south and west and flank the drive on the approach. Extending to just over 4 acres the paddocks are post and railed and surround the church. A substantial garden room has been used as an office but could serve well as a gym or games room. A brick outbuilding is currently used as storage. The gardens have a south west aspect with many specimen trees providing lovely shaded areas. The garden as a whole is well-enclosed, enjoys a high degree of privacy and contains an ornamental pond.
