There is a village store, playing field and two public houses. The surrounding countryside
provides for numerous sporting activities to include walking, riding, golf and many areas of
historical interest. For more comprehensive requirements there are the towns of Hertford
and Potters Bar which are about five miles. For the commuter the M25 can be accessed at junction

fast train to Kings Cross (approximately 15 mins) and Moorgate (approximately 30 mins), alternatively there are trains available at Cuffley,
Brookmans Park and Hatfield stations. Luton Airport is approximately 18 miles.
There is an excellent selection of schools in the area both state and private.

pool with bi-fold doors opening
to the terrace and a gymnasium
with cloakroom and changing
facilities. There are 2 detached
cottages offering ancillary
accommodation, a garage block
with four garages, storage and

of the property there is a large

and is a perfect family house in
which to live and entertain.

The garden and grounds are predominantly to the rear of the house. There is a large balustrade terrace with steps leading to an extensive area of lawn, to the left of this is the building housing the
swimming pool and gym. There is a walk way from the garage block leading to the impressive all weather astroturf tennis court, with a terrace affording a viewing gallery. The remainder of the land consists largely of paddock and
