This is one of our Country Houses
Enjoying a rear southerly aspect with views of the Kentish countryside, yet set within the heart of the charming village of Wateringbury, The Lodge is a handsome, detached country residence set amongst grounds just in excess of four acres. With the oldest part of the house dating back some centuries, the house was remodelled and extended in the early nineteenth century in the late Georgian style with later additions towards the end of that century. Listed Grade II, the house was refurbished at the beginning of this century when modern technologies were installed such as a programmable lighting scheme and a marvellous entertaining area was created on the lower ground floor.
The extensive accommodation is laid out over four floors to include the Lower Ground Floor, extending to just under ten thousand square feet. Tall ceilings, floor to ceiling sash windows and French Doors – some with window shutters – wooden floors and fireplaces of varying styles are just some of the period features in evidence. Reception rooms are gracious, enjoying views of the gardens and beyond, whilst the bedrooms are of good size with the Master Bedroom and its en-suite facilities being particularly sumptuous. The Kitchen/Breakfast Room is comprehensively fitted with a range of contemporary style cabinets by Bulthaup. The Lower Ground Floor is given over to a marvellous and atmospheric entertaining space with a cinema, bar, wine storage and games area.
The Lodge is located in the heart of the pretty period village of Wateringbury, which has an active village community. Comprehensive shopping, banking and leisure facilities can be found in Maidstone (5.5 miles) and Tonbridge (8.7 miles). The area is well served by a fine selection of scholastic opportunities including primary schools in Wateringbury itself, Yalding and Mereworth, grammar schools for both girls and boys in Maidstone and Tonbridge, private schools include the Schools at Somerhill, Sutton Valence School, Tonbridge and Sevenoaks public schools.
Leisure facilities can be found in Tonbridge, Maidstone and Larkfield, David Lloyd Fitness & Leisure Centre in Kings Hill, West Malling & Kings Hill golf courses, local activities include horticultural and amateur dramatic societies, a WI and organised country walks.
The property is approached via a pair of solid oak, electric gates, which lead on to a large parking and turning area of brick paviors. Lodge Cottage is Listed Grade II in its own right and provides two bedrooms – one on the ground floor the other on the first floor with an en-suite shower room - a reception room and kitchen with utility room. Garaging is provided by a detached triple garage and there is a Victorian style greenhouse.
The gardens and grounds extend to just in excess of four acres. The park like design includes mature trees and hedged boundaries with expanses of lawn surrounding a large pond with a graduated rhyll. The swimming pool has decked terracing providing a barbeque area and outdoor dining space. There is a tennis court to one side which is now in need of a measure of restoration and there is a second vehicular exit.
