Perching Barn is a substantial 18th century Grade II listed building, formerly the threshing barn for Perching Manor Farm and which has been converted creating an outstanding home of over 7,300 square feet. The attractive elevations are of brick and flint, part weather boarded under a slate roof.
Internally there is a wealth of exposed timbers and both the original conversion and subsequent works have been carried out sympathetically and to a high standard. Further improvements in recent months include the refitting of the 4 bathrooms.
The property benefits from air conditioning to the gym/family room, study and principal bedroom, Cat 6 cabling and a Sonos sound system. To much of the principal accommodation there are polished oak floors.
The main reception areas, including the 53’ drawing room with fireplace, fitted bar and gallery and the dining room, are open to the full height of the barn providing a superb entertaining facility. On the ground floor there is also a gym/family room, fitted study, comprehensively fitted kitchen and utility and a bedroom suite. The principal bedroom suite is beautifully appointed with an oak spiral staircase rising to an upper dressing room. 3 further bedrooms and 2 bathrooms complete the first floor and there is a second floor play room overlooking the vaulted dining room.
Perching Barn lies within the South Downs National Park on the outskirts of the charming Downland village of Fulking, noted for its period cottages and houses and within a short walk of the popular country inn, The Shepherd and Dog. The village of Henfield which provides an excellent variety of shops and facilities is about 4 miles to the north-west. The larger centres of Horsham and Haywards Heath are about 16 miles and 12 miles respectively.
Nearby are excellent schooling facilities including Burgess Hill School for Girls, Hurstpierpoint College and Steyning Grammar School. Within easy reach is a wide variety of recreational and sporting facilities including golf at Singing Hills (Albourne), The Dyke, Waterhall, The Mid-Sussex and The West Sussex (Pulborough), polo at Cowdray Park and Knepp Castle, show jumping at Hickstead, racing at Brighton and Plumpton, and sailing on the south coast. Glyndebourne Opera House is about 18 miles to the east.
Over the surrounding countryside and The South Downs there are many miles of beautiful walks and rides.
Electric entrance gates open onto a large parking area to the front of the property. Adjoining the barn is a well equipped and heated 4 car garage with electric doors and a fitted workshop area.
The barn is surrounded by beautifully landscaped gardens part enclosed by brick and flint walling. Formal areas of garden include a water feature with a paved surround and paths, low ornamental box hedging and specialist shrubs. To one corner is an open sided Gazebo with power and lighting. Areas of stone terracing and decking provide outside eating and entertaining facilities and beyond are lawns inset and bordered by specimen trees and shrubs.
Lying to the south west corner of the garden is a large pond with adjoining decking. Local history records show that in the past this duck pond was much larger and in cold winters would freeze and was used for skating and ice hockey. From all areas of the garden there are stunning views of the South Downs.
Without doubt Perching Barn is an outstanding property, set amidst beautiful countryside yet close to excellent leisure and cultural facilities making it ideal either as a principal or as a second home.
