Tickmorend is a small hamlet on the outskirts of Horsley set within an Area of Outstanding Natural Beauty. The village of Horsley is approximately one
mile away which offers a Parish Church, pub, community village shop and local primary school. The neighbouring small town of Nailsworth offers a
wide selection of individual shops and services including an award winning delicatessen and bakery, florist, craft shops and supermarket. Stroud, the nearest principal township, provides further facilities including a main line railway
with intercity services to London (Paddington). Educationally there is a wide choice of both state and private schools. The local prep school Beaudesert Park is at Minchinhampton Common, with Wycliffe College and Westonbirt School both within practical travelling distances. There are comprehensive schools at Stroud, Tetbury, Cirencester and Dursley, and two local grammar schools at Stroud.
Immediately to the front of the house is a walled garden with flower boarders, trees and shrubs. Cotswold pavers providing a patio area lead across the garden to a stone archway and wrought iron gate. Beyond the walls there are further gardens
and a large ornamental spring- fed pond with pretty wooden bridge, which feeds
a small waterfall.
Fruit trees line the driveway and an extensive kitchen garden area joins the pastureland. The landscaped grounds are a real feature of the property. There is parking for several cars at a lower level, as well as a double garage and workshop with power and light, and a garden shed. An attractive one-bedroomed single-storey cottage lies adjacent to the main house, with access from the walled garden as well as a private entrance at the back. Currently the cottage is utilized as a holiday let. It has a private rear garden allowing space to extend further (subject
to planning permission).
Adjoining the cottage is a stone building which houses the oil fired condensing boiler and provides further storage space. Beyond the garden is the equestrian area with facilities for four horses in stone and wooden stables, together with tack
room, set within an enclosed yard. A total of approximately 7 acres of paddocks and copse completes the facilities, which are currently let out on a DIY livery basis.
