Court Farmhouse is an enchanting Grade II Listed thatched cottage located in a pretty and popular village which boasts an abundance of charming period properties. The cottage is approached via a quiet lane, to a parking area with a drive leading through to the garden leading in turn to the entrance to the cottage. The entrance door opens immediately into a spacious and welcoming reception hall which in turn gives rise to the main sitting room with beams and inglenook fireplace with woodburner, and from here through to a further family room. The reception hall also gives rise to the dining room which opens into the country-style kitchen complete with an Aga. A small room off the kitchen houses the boiler and provides storage. The downstairs shower room completes the ground floor accommodation. There are three staircases up to the first floor which is charming and overall provides 4 bedrooms and a main bathroom in addition to some charming spaces which offer potential and flexibility to be utilised as either occasional (childs) bedroom space or study/reading areas.
Letcombe Bassett is a thriving hamlet of several properties, a short distance from the pretty rural village of Letcombe Regis in the Vale of the White Horse. The village is on Letcombe Brook at the foot of the Berkshire Downs escarpment about 3 miles southwest of the market town of Wantage. There is a small shop in Letcombe Regis with cafe, a tennis club, and the local public house has recently been stylishly refurbished. Additionally, there are spa facilities at the local retirement village. Main line rail links can be found from Didcot (11 miles) to London (45 minutes), Wales and The South West and further south in Newbury (17 miles), or Oxford being 19 miles to the north-east.
The cottage garden is delightful, being largely laid to lawn with some mature flower borders which provide a riot of colour during certain parts of the year, as well as some shrubbery. A patio area is located just off the kitchen, ideal for relaxed outside entertaining. There is a newly built brick wall at the far end of the garden, and a timber and thatched barn belonging to the neighbouring property and can be seen from Court Farmhouse and garden, but provides a pleasant outlook. There is parking for 2/3 cars.
