Panorama is a striking and sumptuous modern house which has been the subject of a meticulous renovation and extension since its original construction in 2009. It is presented in impeccable order and has been thoughtfully designed to offer flexible accommodation for family use as well as first class entertaining.
The original architectural brief was to create a bespoke residence making full use of the phenomenal views which ‘Panorama’ has in abundance. It sits on an escarpment position nestled in the sought after enclave of Tickenham Hill and enjoys day round sunshine as well as exceptional views. All principle rooms have generous glazed areas to frame and enjoy the views over North Somerset’s spectacular countryside including; Clevedon, the Severn Estuary, Steep and Flat Holm Islands, Tickenham Golf Course, down to Nailsea and towards the Mendips.
Quality is in abundance throughout the house with many elements of modernity in place including open plan living, clever architecturally designed mood lighting and modern media fittings such as Cat 5 cabling, integrated ceiling speakers, air source heating and quality powder coated aluminium glazing throughout. This is all married well with natural materials such as solid oak staircase, book cases and bespoke solid wood kitchens. Whilst the main space incorporating kitchen, dining and living room is open plan, the clever design includes split level living and a central two way fireplace to help ‘zone’ the rooms and give them an independent feel whilst enjoying the light and integration of open plan living.
The kitchen has mainly Harvey Jones designed units with added bespoke cupboards and book cases in American blond oak, a mix of granite, solid wood and glass work tops and integrated appliances, all creating a stunning and functional kitchen, ideal for entertaining. As the kitchen is open plan the owners have created a second, fully equipped 'back kitchen and laundry room', for keeping the clutter of day to day life out of the living area, with double larder storage units and built in fridge/freezer. The ground floor areas are 'zoned' with either beautiful natural stone or quality timber flooring throughout.
The main sitting room shares a dual aspect fireplace with the kitchen/breakfast room and has a wall of bi-fold doors allowing complete access to the terrace from which to soak in the sun and views. The terrace is wrapped in a glass surround providing shelter from the wind whilst maintaining uninterrupted views. There is a formal dining room, again with views. The owners were keen to create flexibility and have created a downstairs family room which could be an ideal cinema room or playroom or double as a bedroom as it has an opulent en suite bathroom and fitted wardrobes.
Ascending the bespoke staircase to the first floor the landing is flooded with light from south facing windows and provides access to the large roof terrace. This floor has a spectacular master suite positioned at the head of the house to enjoy the views. There are wall to wall windows and glazed French doors leading on to the private roof terrace, lots of storage with a wall of glass fronted fitted wardrobes as well as a walk in wardrobe and en suite. There is a further guest suite complete with en suite shower room as well as two further bedrooms and a family bathroom.
Tickenham Hill has long been well regarded as it is predominantly made up of detached dwellings in generous grounds. The owners enjoy the convenient access to the M5 motorway network both North at Junction 19 or South at Junction 20. The nearby town of Nailsea has a Waitrose for day to day shopping. Clifton Village and Bristol city centre are equally accessible. Schooling is also first class with many families enjoying the North Somerset schooling system with its many outstanding schools. Nearby you will find Backwell School as well as the well regarded Downs School in Wraxall. There are many sporting activities in North Somerset including sailing at the Chew Lakes, mountain biking in Leigh Woods, David Lloyd leisure centre in Long Ashton, golf at Tickenham/Long Ashton and sailing in Portishead.
Outside is the garage complex and annexe which is self contained and ideal for leisure room/home office/teenage annexe etc. It is currently used as a gymnasium. There is a double garage located at the head of the sweeping driveway.
