A truly delightful Grade II Listed attached cottage situated in the popular and sought after village of North Warnborough with a lovely cottage garden and principally west facing outlook to the rear. Originally believed to date from 1402 and most recently occupied by the same owner for the last 36 years.
The cottage has many features associated with a building of this period with an inglenook fireplace in the sitting room and exposed timbers to a number of the rooms. Ceiling heights, however, are generally not low with the exception of the staircase and larger than expected windows let in a good amount of natural light.
There is a kitchen/breakfast room which enjoys views over the rear garden and is fitted with granite worktops and an attractive range of eye and base level cabinets. On the first floor there are two bedrooms with the principal bedroom overlooking the rear garden and enjoying a westerly aspect with views over fields and farmland.
The cottage is situated not far from the centre of the village amidst a mixture of modern and period homes of varying styles and sizes. The village of North Warnborough has a very strong and active community and sits between the villages of Greywell, Upton Grey and Odiham. There is a public house within the village whilst further amenities are available in the nearby historic village of Odiham with a very well regarded primary and secondary school (just over a mile).
Odiham has a wide Georgian High Street with a selection of shops, public houses and hotel. The village of Hook (about 3 miles) has a mainline railway station to London Waterloo as well as access to the M3 which provides a link to London, the south coast and beyond.
To the front there is a gravel car parking space, ideal for visitors and a gravel path leading to the front door. There is an area of lawn to the left of the path with adjoining trees and shrubs providing an ideal setting for the cottage. A gravel drive leads to the rear where there is ample car parking and turning space together with a garage and pedestrian access to the rear garden. The garden to the rear has a principally west aspect and is mainly laid to lawn with a paved patio, ideally placed to enjoy the afternoon and evening sun.
